The project required careful planning to meet their specific requirements. The client wanted a ventilation system that could operate independently from the bathroom lighting, giving them greater control over the environment while maximising energy efficiency. Their primary concern was preventing condensation build-up, which can lead to mould growth and deterioration of surfaces over time.
After assessing the bathroom layout and existing infrastructure, we recommended installing a 125mm in-line extractor fan with timer functionality. This particular system offers several advantages for residential properties, where bathrooms might see variable usage throughout the day. The design allows for effective air extraction even when the lights are switched off, maintaining proper ventilation during quieter periods.
The installation process began with careful positioning of the fan unit in the loft space above the bathroom. We chose this location strategically to minimise noise while maximising extraction efficiency. The in-line fan design also allowed us to position the system optimally for airflow without being constrained by ceiling joists or other structural elements.
To connect the system, we installed insulated aluminium ducting through the loft space. The insulation surrounding the ducting serves an important purpose in commercial settings—it prevents the warm, moist air being extracted from cooling too quickly as it travels through potentially colder loft spaces. Without this insulation, condensation would form inside the ducting itself, creating the exact moisture problems the system aims to solve.
The ducting required precise routing, with an inlet positioned directly above the shower enclosure to capture steam at its source. We then created a 4-inch core hole through the exterior cavity wall to channel the extracted air outside the building. Both the internal ceiling vent and external outlet were finished with appropriate grilles to maintain aesthetics while preventing unwanted entry from insects or debris.
For the control system, we installed a dedicated pull-cord switch adjacent to the existing bathroom light controls. The setup includes an overrun timer feature, allowing the fan to continue operating for a pre-programmed period after activation. This ensures thorough air exchange and moisture removal even after the switch has been turned off.
To maintain system functionality during maintenance periods, we also installed an isolator switch with pattress in the loft space. This addition gives maintenance staff safe access to disconnect the system when necessary without affecting other electrical circuits in the building.
Throughout the installation, we worked carefully to minimise disruption to the household. Maintaining access to facilities throughout the work was a priority while ensuring the system was installed efficiently and effectively.
